APRIL, 2010: PORT AUTHORITY IS REAL ESTATE READY |

The Port Authority of New York & New Jersey continues to be a strong hub in the wheel of economic development in Orange County. In this challenging economic climate, the Port is moving forward in several areas that will make Stewart International Airport even stronger as an economic engine for the Hudson Valley.
Stewart Industrial Park is the place to begin your search if you're looking to move in quickly or get a shovel in the ground as soon as possible. The Port Authority has the final word when it comes to the approval process which means that the necessary permits are already in place.
Numerous air cargo operations are nearby and the Park is within a one-minute drive of Interstate 84 (Exit 6) and four minutes to the NYS Thruway (Interstate 87) Exit 17.
There are currently 10 lots available for long-term lease, ranging in size from four to 13 acres. In addition, there are two existing buildings ready for occupancy. The Port is in the process of creating a five-acre pad-ready site at the highly visible and easily accessible SE corner of Route 17K and Governor Drive. The lots all will have full-service utilities with water and sewer provided by the Town of Newburgh.
Now available for lease is 30 Governor Drive, a 32,000 SF industrial and office building in very good condition on a 4-acre lot. The building was originally constructed in 1988 for Federal Express. The space allocations are: 26,400 SF industrial section and 5,600 SF office space. The building is well suited for air cargo or similar delivery operations or for standard warehousing and light manufacturing operations.
Also available is 40 Governor Drive with 170,500 SF of industrial and office space in excellent condition on 12 acres. The original 57,200 SF section was built in 1988 for manufacturing auto parts. An expansion of 113,000 SF was added by the current owner in 2000. Previously, it has been used to manufacture high-tech digital and RF/microwave printed circuit materials for telecommunications and internet infrastructure and high-end computing markets. The facility was designed for up to 150 employees per shift with 300 employees at shift change.
Corporate neighbors within Stewart International Airport Industrial Park include Federal Express, U.S. Postal Service, Nexans, CRS and Courtyard by Marriot. There are also several sites located in close proximity to the airport runways which are suitable for aviation-related industries.
Together, these companies and others at the airport or in the Industrial Park supply over 4,100 jobs for Orange County residents. These numbers will likely increase in the future with projects like JetBlue Airways recent announcement that it has expanded its offerings at Stewart from just passenger service to cargo service.
Richmor Aviation, a fixed-base operator which already serves the airport, will be the ground base for JetBlue's cargo operations at Stewart. Kyle Rednor of Richmor attributed Stewart's prime location as a key reason why JetBlue expanded its cargo service here. JetBlue flies from Stewart to Orlando and Fort Lauderdale, Florida. From there, cargo can connect to a whole host of other destinations to meet customer needs.
“Adding this new service at Stewart-Newburgh is part of JetBlue's overall plan to build their cargo presence in their hometown of New York,” according to JetBlue spokeswoman Alison Croyle.
In addition, Atlantic Aviation, another fixed based operator located at SWF, assists Delta in helping consumers connect thru their Atlanta and Detroit hubs and US Airways connecting to their Philadelphia hub.
If infrastructure investment is one of your site-selection prerequisites, look no further. At the end of 2009, the Port Authority had already invested $30 million in infrastructure improvements at Stewart International Airport and surrounding properties. Projects costing another $25 million will be completed by the end of 2010. In a time when most companies are trying to get by with older infrastructure and technology, this new investment is a welcome addition to Orange County's already stellar industrial offerings. This keeps us ahead of our competition.
